1. Get Pre Approved - before you start looking, sit down with a trust lender. Speak to your agent they always have loan officers that they work with. 2. Think about lifestyle, not just the house. - A house can be update, but location and community can't be changed. 3. Be comfortable with your monthly mortgage payment. Leave room for increase in taxes, HOA or repairs. Don't stretch too far. 4. Home Inspection is not optional - You need a good complete inspection this is a big investment and you need to know if there is any issues with the house. This doesn't mean that you don't buy the house if there are problems but you can maybe negotiate with the seller or at least you know where the concerns are.

1. First Impressions matter! - Curb Appeal clean up the landscaping - Paint the front door - new front door mat. 2. Declutter and depersonalize - The buyers need to see themselves in the house - Make it bright and light- My rule is all surfaces are empty. 3. Small fixes can make a difference - Replace all burnt-out blubs - Tighten handle and hardware. 4. Clean the house and keep it clean - Just do it listen to your agent - Think about when you went to look at houses what did you notice..

I have worked with all different types of buyers. I do specialize in 55 plus communities so working with Estates, Buyers & Sellers in ages of 55 -105. I have also worked with first time buyers and found them their dream home or couples that relocate from different state or a different are of New Jersey.

I worked with this couple for 9 months looking at homes in the adult communities. The wife wanted outdoor space along with inside space to host 25-30 people for the holiday. Made offers- inspections not great. I finally found the perfect house the husband loved i,t but she didn't. So I told the husband to bring the family with them the next weekend. Well the grandchildren LOVE the house running all around and want to fish in the Pond in the center of the community. Guess what they brought - remodeled and moved in!! I was invited to the first holiday in the house with 30 other people. I couldn't be happier. This is why I love my job!
