One thing home buyers may not take into consideration is an exit strategy. I know I may sound like I’m thinking like an investor, but take into consideration what if you have to take care of your elderly relatives, you plan on having kids and the home is too small, are the school districts any good? Who will be your future buyer for your home? These are just some of the points you may want to consider prior to purchasing. Just like the selling side the home buying process is also an emotional step so you should consider approaching the home with a checklists of items that you want in a home, granted not all homes will have everything you want so be open to adapting and don’t let anyone especially your Realtor push you into buying. This is one the biggest decisions and purchases you may make so make sure you’re comfortable before making an offer. Financing is another important thing to factor in. The last thing you want to do is go house hunting, fall in love with a home and realize it’s not in your price range. Approach this with caution as not all lenders are created equally, some do their own underwriting which can give you more options and other do not which limits your options. I recommend talking with your Realtor first and see who they can recommend as they work with lenders they know can help get the loan closed.
