Hot market might suggest coming in at asking price or above if its the house you truly want. There are many variables in structuring the offer. I would see what the sellers plans are, like need longer closing date, shorter closing date. Knowing all the facts when making an offer can be a win win situation.

Pricing the property in the market is the most important piece to selling your home. Sometimes we can go a little higher because of a very strong selling market . Condition prior to putting it on the market. Condition and a little updating or staging can make all the difference to getting the house ready to go on the market.

I Listed and sold an Equestrian property on Lake Michigan in Grafton WI. I was worried how it would go because the buyer had a 45 day home inspection. The seller didn't want any part of that amount of time. I talked to my seller indicating that there are bluff inspections, a large residence,indoor riding arena,barn, conditional permit use that needed to be approved by the township because it was granted to this seller and is not automatic that a new buyer gets it, but likely they will. How did it go? Perfect and closed early as well. Patience and being calm to let everything fall into to place is the best way to handle a transaction. I also love working with first time home buyers. They love my knowledge and detailed work during the transaction.

I was going to college my first year and during the 80's recession I started to do Open houses for a developer that had a project with 13 condo town-homes that needed to be sold. I sat at the open houses Saturday and Sundays , did homework and walked people through. I actually sold all the units during some rough times in the market and the developer said I should go into real estate sales. So I did and have been pretty successful to this day!
