Make sure you are pre approved so you are ready to pull the trigger when that perfect home comes up as well as the knowledge of what price point range you need to be searching in.

Prior to getting the ball rolling, do a walk through with your realtor and review things that might need to be repaired/updated prior to listing, or at least know that it is going to affect the list price if not addressed. Get your realtors opinion on whether or not to do specific work...I usually recommend not to spend anymore of the sellers money prior to listing unless really needed!
