I just closed one of my sellers who has some medical issues now and is tight on funds. Now that the market has gone up in value, I reached out and we discussed where the market is at. We closed in 24 days start to finish.
I started by owning rentals, and was excited about real estate, I only did residential multi-families then and my first listing was a ten family that sold in 3 days on the market. That seller even paid a 25% bonus to me because I hit a target price that he was leery I could get for him. It closed on schedule, and he was happy since he had relocated to Marrietta GA and owning multi-families in WI was difficult for him.
