FAQ
1. What advice would you give a buyer trying to purchase a home?
When you’re buying a home, start with clarity. Know your budget, get pre-approved early, and be honest about what you must have versus what would simply be nice to have. That clarity helps us move quickly when the right home hits the market.
Next, trust the process — and the data. I’ll walk you through comparable sales, neighborhood trends, insurance considerations, and resale potential so you’re not just buying a home you love, but a smart long-term investment.
Finally, be prepared to act. Good homes move fast, and having a strategy in place — inspections, contingencies, negotiation limits — allows us to stay confident instead of emotional. My role is to protect your interests, explain every step, and negotiate hard on your behalf so you end up with the right home at the right price.
2. What advice would you give a seller trying to sell their home?
Pricing and presentation are everything. The market will always tell us the truth, so the smartest move is to price your home competitively from day one and make sure it shows at its absolute best. That means handling repairs, decluttering, great photos, and strong online exposure — because today’s buyers decide whether to visit your home long before they ever step inside.
From there, trust the strategy. I’ll walk you through the data, the timing, and what buyers in your price range expect so we create demand rather than chase it. When we attract multiple qualified buyers, you stay in control — not the market. My job is to protect your bottom line, negotiate the strongest terms possible, and make the process as smooth and stress-free as it can be.
3. What types of clients have you worked with?
Over the years I’ve had the privilege of working with just about every type of buyer and seller you can imagine — first-time homebuyers, growing families, retirees, investors, and people relocating to the Treasure Coast from across the country. I also work with homeowners selling everything from condos and starter homes to luxury waterfront properties and estates.
What they all have in common is the need for honest guidance, strong communication, and a broker who treats their goals like a priority. Regardless of price point, I approach every client the same way: educate, protect, and put them in the best position to succeed.
4. Describe a recent transaction you are fond of. How did it go?
One of my recent transactions really stands out because of how smoothly we were able to guide the client from start to finish — even with the emotional and logistical challenges they were facing. This seller was handling the sale of a parent’s home from out of state, which can be overwhelming on its own. I stepped in to manage not just the listing and marketing, but also the coordination of key details they couldn’t be there for in person. According to their review, they appreciated how kind, helpful, and hands-on I was during a stressful time, taking care of things they simply couldn’t handle physically or emotionally. With clear communication and proactive management of every step, we got the home sold efficiently and relieved a lot of the pressure they were carrying.
Every transaction has its own nuances, but this one really highlighted what I aim for with every client — professional guidance, emotional support, and getting results that make a real difference in someone’s life.
5. How did you get started in Real Estate?
I got started in real estate back in the late 1990s because I was drawn to the idea of helping people make one of the most important decisions of their lives — buying or selling a home. From the beginning, I realized it wasn’t just about transactions; it was about building relationships, understanding people’s goals, and guiding them through sometimes stressful, life-changing moments.
I worked hard to learn the market inside and out, and over the years I’ve been fortunate to grow my business while helping thousands of families across the Treasure Coast. What keeps me going today is seeing the difference I can make for my clients — whether it’s a first-time homebuyer finally getting the keys to their dream home or a seller achieving the best possible outcome in a competitive market.
6. Do you have any special education or training that will benefit your clients?
Yes — I’ve spent over 25 years learning not just the Treasure Coast market, but also the skills that help my clients succeed. I’m a licensed broker and have completed advanced training in negotiation, marketing, and real estate investment strategies. I’ve also earned certifications that keep me up to date on trends, local regulations, and the latest technology to market homes effectively.
All of this experience and education translates directly into better outcomes for my clients — from pricing homes correctly and creating targeted marketing plans, to negotiating the best possible deal and guiding buyers safely through the process. My goal is to make sure every client feels confident, informed, and protected every step of the way.

Working with Shanna was super easy and painless. This was my FIRST home purchase and I'm so glad we got to work with her. I had a million questions and she was very quick respond. She even missed family dinners to help us out. She definitely goes above and beyond. We will definitely call her again should we buy in the future!!

Working with Brittany was truly a blessing! She helped me sell my very first home in Port St. Lucie in May 2021, and just a few months later she guided me through buying my next home in Palm City in August 2021. Selling your first home can feel overwhelming, but Brittany made the entire process smooth and stress-free. She was always available to answer my endless questions, and she explained everything in a way that made me feel confident and comfortable. When it came time to buy, she really listened to what I wanted and worked so hard to find the perfect fit. Brittanys patience, kindness, and dedication meant the world to me. She never made me feel rushed or pressuredaEUR"only supported and cared for every step of the way. Brittany isnt just a realtor; shes someone who truly cares about her clients and treats you like family. I'm beyond grateful for her guidance during such a big chapter in my life, and I recommend her wholeheartedly to anyone looking to buy or sell a home.

We had an outstanding experience with Kim Holmes. We listed on a Friday and Kim hosted an open house on Sunday and we had two offers at the open house. Kim was efficient getting all the COA information to and from them to ensure there were no snags in the process. Working with the condo association required an extra level of service! Kim was on top of every detail, making sure we and our buyers had a pleasant transaction.
