FAQ
Buying a home, especially during a relocation or PCS, requires strategy, preparation, and trusted guidance. My first advice is to connect with a vetted local lender who understands both the market and timelines. I work closely with lenders who communicate quickly, provide clear cost breakdowns, and help minimize out-of-pocket expenses. From there, we review every step together: getting pre-approved, budgeting for earnest and option money (which are key to securing a property in Texas), planning for inspection costs, and identifying any upfront deposits.
I always recommend hiring a home inspector, even for new construction. My preferred inspectors are thorough and dependable, helping ensure that no details are missed before closing. If my clients are relocating, and cannot attend showings or inspections in person, I provide full video walkthroughs and often offer my client to bring a trusted local representative to serve as an extra set of eyes.
My role as The Closing Queen is to make each move seamless, from negotiating repairs and credits that protect your investment, to collaborating with builders, title, and lenders for a smooth hand-off on closing day. Every buyer I represent receives education, advocacy, and support from contract to their home keys.
Selling your home successfully starts long before it hits the market. My process begins with a detailed pre-listing plan that can include professional cleaning, photography, videography, light staging and a custom pricing strategy built from live market data. Once listed, I maintain active promotion through social media campaigns, revers prospecting, and recurring open houses that keep your property front and center.
Each listing benefits from the same proven systems I teach agents in my Listing Playbook class: structured marketing, consistent communication, and strategic negotiation. Sellers can expect clarity at every stage, weekly updates, and full transparency on showing activity offers, and net proceeds. My mission is to simplify the process, maximize your home's exposure, and secure the highest possible return with professionalism and heart.
Over 90 percent of my business serves military and relocation clients, like active-duty service members, veterans, and their families moving to or from the Fort Hood/Central Texas area. I also assist civilian families relocating for work, moving-up and downsizing buyers, and a select number of investors and small-scale commercial owners. My network includes lenders, builder reps, contractors, inspectors, and title partners who share my commitment to clear communication and dependable service.
One of my proudest success involved a home that had been listed with two other agents and sat on the market for more than a yer. The sellers were discouraged and ready to give up. After walking them through my listing process, professional prep, and marketing plan, we re-listed at the same price they had previously tried, and the home went under contract and sold within two months.
That single transaction became a ripple effect because one the sellers closed, my team helped them purchase their forever home, and later referred their daughter and son-in-law whose home I'm now helping close on this week. It's proof that when a system works and relationships are built on trust, success multiplies.
My journey began back in college when I interned as an administrative assistant for a real-estate company, learning the operational and organizational side of the business. After several years in the "corporate world", I transitioned back to managing a real-estate team of about ten agents. I eventually earned my license to assist with referrals, never expecting to sell. But, once I started helping clients with their transactions, I found my true calling.
When that original team dissolved, I joined my current team lead to rebuild a small, tighter "micro-team". Over the past two years, I've grown into our team's Listing Specialist, closing roughly $15 million in volume and establishing myself as a trusted name within our brokerage. That evolution, from admin to educator to to-producing agent, has shaped both my businesses and my passion for mentoring others.
I hold a Bachelor's degree in Psychology, with a focus on Military Resilience, which has given me a deep understanding of how to guide families through major life transitions. I serve as the Director of the Real Military Division at Real Broker, leading agents across the U.S. and Canada who specialize in military relocation. I also instruct the Listing Playbook, my in-person and virtual class that trains agents to master home-selling systems and negotiation.
In addition, I've represented our Soldier and Family Readiness Group, working directly with unit commanders and families at Fort Hood, an experience that strengthened my empathy, leadership, and understanding of the military lifestyle. These experiences collectively allow me to offer not just real-estate expertise, but insight, strategy, and genuine care for every client I serve.
