About Patrick Lafferty

An entrepreneur at heart, Patrick Lafferty has always loved building businesses that solve problems and create value for clients. With an undiscovered but long-standing affection for real estate, Patrick got licensed with his wife Marcia in 2006, with intrigue for investing, while he continued to run a boutique web design company he co-founded years earlier. In the summer of 2008, while the real estate was crashing and with a baby on the way, Patrick and his wife decide to embark on a new career in real estate.

With a passion for design and love for technology, Modern Living Real Estate was birthed, a boutique West Palm Beach-based real estate brokerage focused on the luxury condo and historic home market. Patrick built a brokerage and his personal business at the same time from the ground up, focusing on internet marketing and a high level of service. After 10 years of building the business with an eye always on the future of real estate, Patrick decided that his brand aligned so well with Compass's "high tech, high touch" approach, he decided to become a founding agent for Palm Beach County.

Believing that technology should enhance but not complicate the process, he provides his clients a smooth and memorable experience through what can be one of life's most stressful transactions. He believes in building relationships, possessing razor-sharp knowledge of inventory, and giving clients a "wow" level of service. After negotiating thousands of deals, Patrick knows how to negotiate to get his buyers the best deal, or his seller their price. For many years, Patrick has consistently been a top producer in Downtown West Palm Beach and a leader in the community.

With a deep passion for people, Patrick loves to support the local community initiatives, small businesses, and his local Church. On the weekend, you will find Patrick & Marcia enjoying the city they love; whether at the local green market, boating, or enjoying a delicious meal at a "foodie" restaurant locally. When they can get away, Patrick and his family love to travel to the mountains or a lakeside getaway, always enjoying a great cup of coffee and finding new restaurants in each city along the way.

Our realtor, Jonathan, was friendly, professional, effective and efficient. We were just about to be in escrow on another unit in the same building, with Jonathan as our agent, when my wife found another unit that had just come on the market that we liked more. I want to leave a review for Paula McCormack as a real estate agent in Palm Beach County, FL. Saying she went above and beyond is a huge understatement. She is absolutely amazing at what she does and not only is she an expert in her field but also the nicest and most friendliest persons I know. I first met Paula 7-8 years ago when I was trying to rent an apartment on Singer Island because it was close to work and she was involved with the apartment leasing for the one I had found. My credit was not the greatest at the time however I had the income to pay for the apartment and she made a huge recommendation on my behalf to the owner that basically offset the not so great credit and was really the main reason I was able to get into that apartment. Without her recommendation and finalizing my application and working with the owner, there is no way I dont think I would have been approved. I remember when she called to tell me I was approved, she told me to save my money and when I was ready to buy a house, call her. She stayed in touch with me for the next 5 years sending Christmas cards and brief check in messages. I did what she said and saved up money and worked hard - and when it was time to buy my first home, I called Paula. She welcomed my call and started to go to work right away sending me options etc. and educating me on the home buying process. I was a first time home buyer so I had no idea what I was doing - she was key not only with her knowledge of how to find available homes that match the style of what I was looking for, but also how the entire mortgage lending process, inspection process, home buying and closing process worked, set up everything and proactively communicated to me what I needed to do every step of the way. We looked at everything in the beginning...town homes, condos, and houses as I wasnt sure exactly what I wanted. During this process Paula was awesome. She was at the highest stage of professionalism, and always communicated honestly and promptly and answered any questions I had. After looking for a few months and finally finding what I wanted, she made key suggestions to ensure the house I wanted was indeed what I wanted. She strongly recommended to perform due diligence once I found the house I really felt like I wanted, to go and look at as many other houses in the area on the market to compare and to be sure. So the very next day she had already found 5 + houses that were similar in the same area on the market, and we went and looked at all of them every day after my work, she would meet me at one of the houses for a viewing. She did all of the coordination with the home owners and sitting agents to arrange the viewings for after 5pm to accommodate for my work schedule. She was always available and proactively communicated with me the important things I needed to be aware of all the way through closing. She even called on my behalf to the seller's agent and made a huge recommendation since there were multiple offers on the house - and came up with a super clutch idea that actually awarded me the house in the bidding/offering process. It was her idea and technique (I wont reveal her strategy which does set her apart) that had my offer accepted against a highly competitive cash offer, Then after the closing she gave me the coolest gift to match the house perfectly, and bottle of champagne, and then continued to follow up each month afterwards to make sure I filed for the Homestead exemption. Without reservation I recommend Paula at the highest level possible. It really was a super smooth process. She listened to all my concerns, anxieties of a first time home buyer, and always had great viewpoints and insight. You can talk to her like you talk with your best friend. If you are looking for a real estate agent, you can rest assured when working with Paula, you will be dealing with one of the absolute best real estate professionals you can possibly work with!
