I would Recommend talking to a Lender (mortgage company) so you can have a better estimate as too how much you would like to keep your monthly budget at. I at the same time do not mind showing a home if you are not approved as I understand some people are just starting and would like to see some homes to make the decision of what area to look for homes when the time comes that you are approved.
When selling your home Its all in the Marketing that the agents broker (office) provides or an agent on his own. Along with their marketing presence the agent themselves must be a passionate person of the real estate field and answer every call (Big must) and present the property at its best, including pictures, marketing flyers, Great description and being able to think outside the box when selling any home especially in the competitive market we live in today.
I worked with a challenging mix of clients but have also been blessed to have them all, the harder the road the better experienced I become.
I convinced someone not to buy a home haha, Yup I did. The fact of it was, with their 5 year lookout of moving to another city and the money they were going to spend on a 500k home, it was a better move for them to stay in the rental property they were living in and to invest 1/2 the money 250k into Rental property that in return paid for their current rental home. Therefore they had a free rent home that they originally never wanted to leave because of school district and friends and family in the area and also were making extra income with their investment. I made a great friend in return that no money could ever buy. CHEF! (inside joke)
I was working as a bartender for many years and transitioned into partnering owning a bar, made more money as the bartender to be honest but I absolutely loved working with people and getting to build relationships. My researched and found that a lot of service industry workers have transitioned into the real estate field because of the customer relationship similarities, but have left because its a tough field. In the end I found that not only did I love to do it but I'm very good at it ( I say this humbly and proudly). I have grown my client and Real estate connections beyond what I ever expected and look forward to adding more great people and relationships to the list.
I have taken extra studies in investing and taken the extra steps and shadowing and assisting very experienced investors with multi million dollar transactions in order to learn more of what the business in entails.
