The best way to keep every transaction as smooth as possible is to make sure that you're prepared whether buying or selling. For example, our team was getting ready to list a home for sale. We bought our clients a pre listing home inspection before listing the property. The inspector found major foundation problems. Luckily before listing the property we were able to address the foundation issue. The sellers ended up getting 75k more than their asking price because we were prepared. Had the buyer discovered the foundation issues during the inspection period, they most likely would've walked from the transaction or negotiated the sales price down.
