Get pre-qualified -- you may think you know what you can afford, but you would be surprised how much more you can afford over "paying rent." Also, you never know when you will become eligible for programs not advertised. I am fortunate to have several excellent lenders to recommend.

Before you spend a bunch of money on renovating your home for sale, speak with me and let's weight the pro's and con's of trying to figure out your best bang-for-buck options. Renovation is stressful and time-consuming -- and all those fix-up's might not attract buyers.

My favorite deal ever is helping my buddy Joe. I tried to get him out of a rental and into ownership FOR YEARS!!! He would always say "I can't afford to own a home...." I respected that, but I also knew we were in trough in the market and he'd regret not buying (even if it meant a little stretching). A couple years go by and his Landlord keeps jacking the rents up -- more than double what his mortgage payment would've been. Unfortunately, prices in the neighborhood he wanted had gone out of reach, but I knew of another neighborhood that was not well-known, that offered everything he wanted and well-within his affordability. he finally pulled the trigger and a few years later, his home was re-appraised at DOUBLE what he paid. We got him a great house that turned into the best investment he never wanted to make. Truly life-changing.

After working in Finance out of college, I got a job in Mortgages. When the bubble popped in '07, I got laid off and was in school for an MBA. My friend was a broker and offered to have me help him as an assistant while I was in school. That led to my license and meeting several investor clients buying and selling Foreclosures and Rental properties. I got hooked. Been helping clients ever since.

Having done over 250 deals, I've learned a lot from my clients and other professional service providers. As an Investor and General Contractor, I've renovated about 100 homes. My MBA helps with analysis of market trends. I recently completed a certificate course on Residential Assisted Living Facilities. I make a point to always keep learning. Continuing Education in progress right now focuses on Legal, Ethics, Housing Diversity, and Investment/1031 Exchange properties.
