Get pre-approved with a mortgage company first! I have some great recommendations for you, if needed. Learn all you can about the property and process and be ready to submit a solid offer right away in order to have the best chance of getting your offer accepted. Write a Cover Letter telling the Seller what you like most about the home and a little bit about yourself!
Hire a local expert that is actively selling real estate! All too often Sellers hire a friend or family member who happens to be a Realtor, but they lack experience which leads to a less than favorable outcome on the sale of the property. Be willing to invest a little money into the home prior to selling, if needed, for paint, flooring or other minor upgrades, in order to maximize the sales process. Look at all the market data when determining the price point to market the property for sale. Market value and appraised value will be based on the last six months of sales data. Overpricing the property will only lead to frustration and difficulty in selling. Be sure your agent or broker has a solid marketing strategy that will showcase your property in the best light possible.
