This is long long due since we bought this house more than 2 years ago now. We had an extremely unpleasant experience with Erica. She was our seller and buyer agent. She gets you in contract by literally forcing once she comes home. We told her we need some time to think whether we want to go with her, for which she said she'll step out for 15 min and we can decide during that time. 2 stars are only for her being a selling agent which got us good offers for our condo. For Buying, we had the worst experience with her. We bought the house in 2023 with her but later realized so many things that went wrong during the process. 1. Not once did she say no to a house during house visits. Houses in worst conditions, she said we can fix these things and get it ready. 2. Few of the houses missed foundation reports, roof inspections but not once did she say we should back out or request sellers for reports or condition. It was our first time buying SFH so we didnt know what to look for. She always insisted to give a non contingent offer even without any good seller inspection. Sadly we ended up buying a SFH which has foundation issues and roof is extremely old, insulation is needs replacement. All we got for the money we paid is land and walls. 3. This is the worst . She lied to us that all offers were non contingent. After a year I happened to meet the person who was the highest bidder to our current house and they mentioned that they had put a contingent offer which was higher than ours. Basically Erica hid this info from us and lied to us about the other offers being non contingent. 4. We had the sellers deposit in place since we provided them with 2 months of rent back option. We noted many issues and so wanted to hold back the deposit. But due to some confusion with Erica, and seller agent, they gave back all the deposit to the previous homeowners. Again, Erica did have an option to help us here but she didn't. All in all, I would never wish this to any buyers to go with her. Only agenda she has is earning money no matter what kind of house you get. It's later your headache to deal with everything that comes after.
