Mohammed lied through his teeth when selling my wife and me our rehabbed home. He and his seller agreed in writing to several post-closing repairs, but he then "politely declined" (his words via text) to follow through. Unfortunately, our family lawyer looked into their fly-by-night rehab business (Eshal Enterprises) and confirmed that legal action would cost us more than we could hope to recoup. As an aside to the lying, their work has been of extremely poor quality; it is evident that they do not use experienced, licensed contractors for the majority of the work performed. In the year we have lived in the house, we have had to repair a leaky roof (which caused damage to our internal ceilings), a large hole in the base siding of the additional bathroom they added on (we found in the winter when pipes started freezing), a window that does not open or close due to improper installation, an "epoxy" floor in the garage that turned out to be speckled paint that pealed and flaked all over the garage when it got wet, and an immense ivy infestation that was found to have been covered up by sod in the backyard. Run, don't walk, from any purchase that Mohammed Iftikhar and/or Eshal Enterprises have had a hand in.

I first met Mo back in 2016 when my parents bought their house with him. My wife and I worked with him again in 2022 for our first home, but it was during our latest search for our forever home that I really saw how good he is. Mo showed us probably 30 houses over the last two years. He knew exactly what we wanted and never let us settle. More than once he talked me out of making an offer because he knew it wasnt the right fit. That kind of honesty is rare. We didnt put in a single offer until we found THE one, and when we did, Mo timed and structured it perfectly- no bidding war, no overpaying. Even after closing, Mo stayed in touch. He helped us with renovations, gave advice on pricing, and even vetted contractors for us. And when I had a renter interested our previous home, he actually encouraged me to rent it out instead of selling with him - even though selling wouldve meant a paycheck for him. That tells you everything you need to know about the kind of guy he is. At the end of the day, Mo just cares. He knows the business inside out, but more importantly, he wants whats best for you and your family. Buying a house is the biggest purchase most people will ever make, and theres no one else Id want on my side.

Mohammed is our realtor for life. We used him to find and purchase a property. He gave us his honest assessment throughout the process and was never pushy to purchase before we were ready. He went to bat and advocated for our needs with the seller. His knowledge of the local market and contacts within real estate were crucial in helping us find and secure a contract.
