I knew Mindy on a personal level that is the only reason we picked her to sell our house. Her company does not use real "for sale" signs (they are cheap ones that you would print for a carnival or you see on the side of the road for a street fair) or the proper lock boxes (they use the old combination code lock boxes and never changed the code in five months.) These were immediate red flags but I ignored them against my better judgement. Tribute is a small company and does not have the means for true advertisement, if you want a quick sale and multiple offers this is not the agent/company for you. I had to ask for open houses and a brokers open as these are not things that Mindy is in practice of doing to advertise for you. We had three contracts fall through in the 143 days that Mindy had us listed. on MLS. While I am not blaming her for our house not selling, her lack of negotiation skills, responsiveness and professionalism most defiantly played the largest part. She verbally guaranteed me our house would sell in less than a month, with her only solution when it wasn't under contract was to drop the price significantly to "start a bidding war." We lost two houses out of state and thousands of dollars while working with her as we had a contingency on both for the sale of our house in Lakeland. On a positive note; she was willing to contribute a small part of her 3.5% fee that is in her contract to make one of our deals happen when the buyers agent suggested they were willing to contribute from their 2.5% commission. I asked several times to cancel our contract and she wasn't willing to do it for less than 1% of our original listing price ($2500) and an administrative fee. I finally was able to break our contract for a a smaller amount and to get a cancellation of contract only after I told her if she did not take the smaller amount, we would just wait out the rest of her lengthy almost seven month contract without showing our house anymore and she would not get any compensation.
