My most recent transaction, which closed on January 9, 2024, is one I’m particularly proud of. I had the privilege of working with a first-time buyer—a single mom—who was determined to purchase a home in Bartlett, TN. Her two children were already attending school there, and she wanted to avoid the hassle of renewing special permissions since they lived outside Bartlett’s limits. The challenge? Finding a home under $200k in Bartlett, where the market typically prices 3-bedroom, 2-bath homes well over $240k. When a property came on the market listed AS-IS for $190k, I knew it was an opportunity. However, it quickly became a multiple-offer situation despite being a buyer’s market. I had prepped my client in advance, advising her to bring her contractor to our first showing so we could assess the scope of cosmetic updates and necessary repairs right away. Thanks to this preparation and her determination, she secured the property! I connected her with an excellent lender who provided a $10k grant (which doesn’t need to be repaid) to cover her down payment and closing costs. Additionally, she received a $500 appraisal reimbursement. To top it off, the home appraised above the purchase price, meaning she walked into her new home with equity—a rare and fantastic win for a first-time buyer. Not only did we achieve her dream of homeownership in the exact location she wanted, but she also saved significantly on upfront costs and gained immediate equity. This transaction was a testament to the power of faith, preparation, teamwork, and persistence. It was incredibly rewarding to help her achieve this milestone and secure a bright future for her family.
