1. What advice would you give a buyer trying to purchase a home?
Be patient, stay positive, and build your team: make sure you are using a knowledgeable, credible and LOCAL lender and a Realtor who is attentive, caring and knowledgeable in the area you want to be in.
2. What advice would you give a seller trying to sell their home?
It is crucial to understand that the market has changed. A knowledgeable Realtor is your partner and fiduciary. Our experience, knowledge of real estate law, negotiation tactics, and marketing skills are your greatest asset. The worst things you can do as a seller is to price the property to high, not use professional photos and video to market your home, and not prepare your home through repairs and maintenance. By recruiting the right Realtor to come in and assist you in the sale of your home, your are more likely to sell your home quicker and for a higher price, which will give you a higher profit.
3. What types of clients have you worked with?
A majority of my clients are military relocation clients who are using their VA benefits to buy. I also have great success working with estates in probate, first time home buyers, investors, sellers looking to downsize and buyers/ sellers that want to upgrade their home in a back to back transaction.
4. Describe a recent transaction you are fond of. How did it go?
I had a seller who found me through Fast Experts based off my sales record for the local area. I was already familiar with the property, as it had been previously listed. I listed to the sellers needs, asked them what their specific goals were for the sale of their home, then view the property. I came back to the seller with a detailed plan, described what he needed to do to the property, gave him a recommendation of a trusted contractor to handle the repairs and improvements quickly, and then staged and prepped the home. My professional photographer and videographer came in and gave us great content to use in my marketing. Within 12 hours of the property being on the MLS, we has 8 showings, and 3 offers, all above list price. We chose a great offer, and the transaction was satin smooth. From list to close, was only 28 days with a VA loan, and both the buyer and seller were absolutely thrilled!
5. How did you get started in Real Estate?
I started in real estate in 1997 while I was a freshman at University of Louisville, while studying Interior Design. I was a receptionist for a land developer/ investor who showed me his process. I bought my first home the following year, and lived in it for two years while I fixed it up, and tripled my money when I sold it, and used the profit to build my next home. I explored many aspects of real estate, and renovated many properties over the years. In 2012, I obtained my real estate license and managed a real estate brokerage in my hometown for two years, and finally decided to move to a larger and more experienced brokerage in Elizabethtown, and that is when my business exploded. I have been serving the Meade, Hardin and Breckinridge counties and surrounding areas since 2014, and have helped hundreds find their happy home. I would be honored to help you as well.
6. Do you have any special education or training that will benefit your clients?
I am a Cartus Network Affiliate Specialist and a VA Certified Loan Realtor. This special training that I take every year provides me the advantage on how to give outstanding service, educate my buyers and sellers with the most recent and valuable knowledge pertaining to their transaction, while providing an exceptional experience to my clients.
