A friend with a lot of contacts in the industry recommended Michael to us, and I'm so glad she did. I recommend him to anyone in need. My wife and I have bought and sold many homes in our lifetime, and Michael worked harder and produced better results than anyone weve worked with before. Our rental property in Antioch had become a real challenge, since we lived several states away. Michael stepped up immediately and helped with a sticky tenant transition. He then put us in touch with a great general contractor. The tenant had left us some unhappy surprises, which Michael and his team took in stride. He managed the entire process, helped us decide which updates would make the most difference, verified things were done well, and kept everything moving quickly. They proceeded to quickly do both a great rehab, and a beautiful staging of the property. Throughout that process we received frequent updates and quick responses to questions. This was fantastic service, and so appreciated, given we would otherwise be watching helplessly from afar. And the results were gorgeous. The property was listed toward the end of summer, with a busy open house the first weekend. Beautiful, professional photos and listings went up on many different online sites. The asking price was a little above online estimates, so I was prepared to negotiate with buyers. However, within a few days we had 3 offers well above the asking price. The buyer we selected had difficulties in closing financing, but again, Michael helped us navigate the short delay. The technicalities of negotiations and closing were painless, as documents were all electronically signed and for the final paperwork, the notary came to us. Michael was wonderful in helping me find the perfect house in a market with limited inventory and quick sales. He was extremely professional, exceptionally responsiveness and incredibly patient. Selling a house is stressful, especially if the seller already moved to a distant location as in our case. Michael helped us to ease the anxiety from the very beginning of the process. His knowledge of the business and the area enabled him to develop the best selling strategy for us, maximizing the proceeds and minimizing the stress. The house needed some upgrade and extensive repairs to correct termite and fungus damage. Michael stepped into the construction project manager role and oversaw the activities happening mostly during the Thanksgiving-Christmas holiday season while we were already in our new home, 400 miles away. He took care of the coordination and scheduling of the contractors, reviewed their work before releasing funds to pay the bills. All along he informed us of the project status, and discussed any decisions that needed to be made. He advertised the home all over the Web (AdWerx) well before the official listing, giving the home exceptional publicity. He also arranged preliminary showing for agents and brokers before the home was officially listed. 100 people showed up on the first open house, and Michael obviously handled the crowd well. He even tidied up the home for the following open house a week later, when 50 people came by. Several offers were presented soon after the open houses, and Michael summarized and tabulated the sometimes confusing offers for us to help with decisions. Michael's responsiveness is exemplary; he ALWAYS responds, whether it is late night, or holiday, regardless of his whereabouts.20 years ago Michael helped us to find this house under extreme time pressure. We are glad we asked him 20 year later to sell the same house.
