Price and condition. Oftentimes it's better to stay realistic with your pricing rather than going for a price that is not supported by comps. If you're priced right and your home is clean and staged you will sell quickly at a price that will excite you.

A young couple with 2 small children purchased a new construction home from me three years ago. The husband had been working to become a firefighter and found a job in another town so they decided to move closer to his job. We found a house they loved on our first time out, made an offer that was accepted contingent to the sale of their home, and got their home sold - all in a matter of a couple of weeks. Really fun!
