First is to communicate with a mortgage person to get pre-approved so you know the price range that a bank will give you a loan for. Then chose a realtor to work with as you only need one. Don't be afraid to ask them about their experience and track record. Make sure they are not trying to sell you a home but educating and advising to assist you in buying a home
When selecting a realtor ask them how many sellers have they represented as protecting your financial interest and negotiating a strong contract is very different then showing a home to a buyer. Understand that markets do change and that some realtors will give you a high value to get you to sign a contract but dont fall for that....anybody can list your home but an experienced professional will be honest with you what it will take to sell the home and not just list it based on what similar homes have recently sold for
