Dont be intimidated by the market, if there are others submitting offers. Its not always about the money. There are ways to make your offer stand out and be very attractive, especially when you know a sellers need, like they need to stay in possession for 3 weeks after the sale to get moved. Too many scenarios to list, but listening, working through the deal points to a win win for all involved is the goal.

We listed a working horse ranch with an enormous amount of infrastructure. It was also designed to entertain large gatherings. Tours of the property took well over an hour, the seller became our friend in the process as we fell in love with their love, their custom home. Moving out of state was heartbreaking, but we found a family to buy the property who loved it just as much. Everyone cried at the close as a prized possession was handed from one caring family to the next.
I separated from the US Air Force to come care for my father who was ill. Once home I opened a fast food franchise to support my family. That led to buying, building and selling numerous locations. I bought commercial property for my offices, owned rental properties and then a large group offered to purchase a large number of my restaurants. Since 2010 had been helping my wife when she was negotiating real estate deals. From my 30 plus years of negotiating contract and deals in the restaurant world. I joined my wife's real estate team in 2018 and the growth and momentum has been amazing. She is also a mentor for new real estate agents. I love being in real estate, digging into the details and working to protect my clients position.
Having bought, held and sold properties is only part of my experience. Being a landlord for residential and commercial properties, flipping properties and leading the Real Estate Association allowing me to facilitate realtors education, support and provide resources to them is a small part of what I draw from in helping my clients. I work to provide community for agents and real estate affiliates to gather, promote and share ideas ultimately benefitting the clients we serve.
Answered Questions
How do I go about having a home appraised I want to buy?
I agree with Shelly at RE/MAX, and unfortunately most often you will be paying for the appraisal in advance. In effect you wont know the market value until that appraisal is done. There are a few online tools that can estimate value, but the appraiser will take more into consideration than the online estimates. If you are working with an agent, chances are they have access to tools to let you know if your close. If the property doesn't appraise, you can try to renegotiate, however every deal is unique to its parties so no way to know going in. Lean on your agent for help on this.
