Although I don't place any blame on the realtor, who handled the first contract, I thought it easier to find another realtor than probate/estate attorney! He was very professional from that first conversation to our post-closing "victory" talk. He was always very prompt in answering a phone call or replying to me via text. He always did what he said he was going to do without fail. Along the way, we had challenges come along and Michael was always able to navigate me through the issues and give best and worse case scenarios. Never did I feel any pressure from him to lower the asking price or do anything that could negatively affect the bottom line at the end of the closing. A brief example is one of the three realtors I was considering, wanted me to put in new carpet, paint all the walls and a few other small investments into the house. I tried to explain to her that this is an "as is" sale and that no additional funds would be sunk into the home. It turns out she wanted me to lower the price WELL below the market average, so when a possible bidding war occured and the house sold closer to the market average or above it, she would look great in future potential client's eyes - "just look at how much more I got for their house", type of sales tactic. Which turned me off immediately. Michael doesn't play games. He gives a realistic selling price with an explanation as to why he has arrived at it. There is flexibility, of course, for the seller to put it on for any price, but Michael knows Rockland real estate and certainly was dead-on with his prediction and proper initial selling price point. If you want a realtor to sell your home in a rapid manner, want an efficient and professional broker on your side that's not looking to use your home's marketing to further their career with little regard for us- the seller, and finally, is VERY prompt with his returning or answering of your phone calls/texts, then look no further - call Michael Canter to represent you and your home in this ever-changing real estate landscape.
