I listed my condo with Meg while living abroad, so I needed an agent who would be detail-oriented, communicative, and mindful of my interests from afar. Unfortunately, Meg fell short in each of these areas. The most serious issue: upon accessing my unoccupied condo to prepare for the listing, Meg turned on the heat and left the thermostat at 70. She was unable to adjust it and, rather than notify me, left it running. I only found out when I received my electric bill. Despite subsequent requests to lower the thermostat and shut off unnecessary electrical use, the issue was never fully addressed. The result was a 15%+ increase in my monthly condo expenses for every month we worked together. To be clear, my condo was intentionally running minimal electricity before she got involved and it was clear that was important to me. By simply letting her into my property, my costs went up and stayed up. Communication was equally frustrating. Meg lost track of emails I had sent, then made claims about things I had said that were demonstrably false. When I raised legitimate concerns about the service I was receiving, the responses ranged from passive-aggressive to outright gaslighting. After our listing agreement expired, I had to follow up repeatedly just to get the keys to my own property returned. To her credit, the listing photography was professional. The property was listed for three months and received only a single showing, but I don't necessarily blame Meg for that given the market conditions. Still, strong marketing means little when basic property stewardship and client communication are this poor. I would not recommend Meg for anyone who needs to list remotely or who expects proactive, accountable service. If something goes wrong, expect explanations and deflection rather than ownership.
You will be throwing money away if you dont use Meg. She truly puts her clients first. She never hesitated to tell us what drawbacks were present when she showed us a condo, and told us when a condo was overpriced. Following Megs sage advice saved us thousands of dollars, and put us in a magnificent condo.
Not only did Meg manage to sell our house within a week of listing, but she also sold it at a 20% higher price than the prices suggested by other realtors interviewed. She understands sellers' desire to price the house at the highest possible and to sell it quickly at the same time, and she perfectly balances these competing requirements. Meg knows highly competent staff for renovating, cleaning, photographing, moving, etc., who can help the seller get the house ready and beautiful for listing and showing. It goes without saying that she is always punctual, attentive, courteous, resourceful, respectful, as well as kind and thoughtful.
We interviewed several agents. Meg immediately impressed us with her knowledge of our area and her preparation in advance of our initial meeting. She provided a clear understanding of the complete process; from preparing the home for sale, arriving at a asking price, and completing the seller's paperwork. Meg was always available by text, phone, or email to answer our questions. We had an open house on Sunday and accepted an above asking price sale contract on Tuesday! Meg advised us on and handled all the negotiations of the buyer's inspection notice. She made what could have been a daunting process quick, easy, and painless. If we could, we'd give Meg 10 stars!
We interviewed several real estate agents. We also put together extensive data driven information to help us analyze and value our home. Despite doing so, two thirds of the candidate agents suggested placing the value of our home nearly 20% below market value. This at a time when the market was hot. We choose Meg Coghlan in part because she LISTENED to our reasoning as it related to the condition, amenities, and value of our home. More significantly, Meg provided rationale direction, calm and measured mediation with prospective buyers, and professional communication. While other agents clearly looked for an easy, quick sale by pricing our home below market, Meg took time to understand our home, the neighborhood and value. Meg not only ensured we didn't leave anything on the table, she helped us retain $100,000+ in equity in our home. Meg made recommendations in terms of preparing our home for sale and was always quick to respond to questions. We found Meg through referrals from other satisfied clients, and that speaks to both her value to clients as well as her professionalism. Meg Coghlan is a class act... a professional who we continue to trust as a real estate advisor. On every level, we remain appreciative of her advice, support and personal demeanor.
