Make sure you choose an agent that would show you homes that you want to see and desire to live in. In addition you want to know your purchasing power before you see homes. This helps in many different ways, the most important being seeing a home you fall in love with and then realizing you're not able to purchase it because its more than would you can qualify for.
Make sure you use a Realtor that is just not putting your home on the MLS and hope for an agent to have a buyer. Also the Agent must have multiple ways of marketing for buyers so you have the best possible chance to receive an offer from a ready, willing and able buyer. Remember it only takes one qualified buyer to make this happen.
Residential Buyers (first time and move up) Residential Sellers (move up or downsizing). Builders on new construction. Commercial buyers and sellers. Investors and finally developers.
We were in a very competitive market and I suggested to my buyer to write a nice letter to the seller. This helped the seller understand the buyer a lot more and which is why they chose their offer over others.
On a different transaction a buyers appraisal came in lower than their offer on a listing I had with a seller. The seller did not have to come down because I offered multiple different comps to the appraiser in which they used to reach the buyers offer price. Its all about helping everyone stay on the same level.
I sold yellow page advertising to a client in real estate for 3 years in a row. After the 3rd year he convinced me that I could help my clients with the largest investment of their life either by helping them buy or sell.
I have been through many different negotiation courses to help in the way both sides get what they want. It doesn't happen all the time. It does happen most of the time. I have received a CREPS designation which is Certified real estate probate specialist and others for both buying and selling Real Estate.
