I received my real estate license in 2004, one year before I graduated from San Jose State University. I got started in real estate, that same year, when one of my best friends invited me to learn more about it and turned into a career, of which I will always be grateful to him. It was a perfect career choice for me because it dealt with finance, wealth building, and helping people.

The advise I would give a buyer trying to purchase a home is to evaluate their motivation to buy, their personal finances, credit scores, and employment history. If the needs and benefits out weighs renting, then I would advise a buyer to consider buying a home.

The advise I would give a seller trying to sell their home is to evaluate their goals for selling. Are they trying to downsize? Relocating out of state? Do they need to move up to a larger home in the town where they live? Are they looking to invest? And plan their goals in advance. Higher a seasoned agent to help develop a unique marketing strategy, advise on ways to prepare the home prior to hitting the market, such as, painting, maintenance, repairs, pre-listing inspections, etc. Should it be beneficial to the seller.

A recent transaction I am fond of that turned out pretty well in the end were my clients from Hollister, Ca. To make long story short, my sellers were starting a new business in other city and needed the proceeds from the sell of their home to start their business. 25 days into escrow and right when we thought everything was going great, we ran into troubled waters. The buyers were unable to get their loan. We received over 15 offers on the property. And I was able to get a back up offer within two days over the asking price and stay in escrow. The alternative was go back on the market. Which my clients preferred not to do. The transaction was an estimated 60 days, but I was able to get it sold for more and move my sellers forward.
