Often times buyers get so wrapped up in the concept of a good investment or getting a great deal. Yes, a house is an investment, but more importantly it's your home. Sure, if this is an investment property, it's okay to be stringent with your numbers. But if this is going to be your primary residence, I'd prioritize things that will make your daily life comfortable. Your home is your sanctuary and comfortable home environment starts your day. So, if this is the home you want, know that real estate is unique. There will never be another home like this in this same location. It may be worth giving it your highest & best.

First impressions are everything. It is a shame that there are so many agents who misrepresent the industry by posting ill-prepared listings either for the sake of time, inexperience or pure laziness. When your home first goes on market it is seen by the largest buyer pool. When your listing is shown in these first crucial moments and the photos are lackluster, the description boring and the listing misinforming- you've lost out on some of the most serious buyers who are able to see your days on market. As your days on markets linger, your listing becomes stale and buyers get the impression that your price is negotiable. If the listing is not properly prepared, sellers are less likely to get multiple offers which drives the price of the listing upwards. Yes, we all want to put the yard sign up tomorrow and get on with life, but it might be smart to pick an agent wants to take the time to get your listing ready for market, especially if you're looking to get top dollar

After 2.5 years of searching with a buyer we finally went under contract and buying a home. My buyer was purchasing for the first time and his circumstances were in a constant state of flux. As luck would have it, a promotion and a bit of luck from an equalizing market allowed us to find the perfect home while also make the bidding process easier for my buyer; Credit issues made our offer unfavorable losing many times in multiple offer situations in the past. Though it took a paramount amount of time and effort, this was one of the most rewarding transactions I've done. Being a realtor often requires sacrifice and endless patience. Some transactions are quick, some are stressful and some are pure fun. The one thing they have in common is that all transactions are unique. I've helped many clients find homes and investment properties. Sometimes it's the most stressful ones (usually at the lowest price-point) that become the most memorable and proves your abilities as a real estate agent.

I started at a law firm negotiating short sales for our sellers. We had an in house title company as well as a foreclosure defense attorney whom I worked closely with in order to meet our clients goals. It taught me a lot about real estate but also about people. Short sales are messy and you learn a lot about people and their motivation through the process, often negotiating with your own clients as much as the bank. Through this, I collected and harnessed relationships with investors that allowed my jump in to full-time real estate sales a possibility. It's been a great journey and I haven't looked back since

My years at the law firm has molded me into a highly competent real estate agent. I am well trained in abstracting title and negotiations in all forms. I've spoken directly to asset managers and pleaded on my clients behalf and have been successful in negotiating a myriad of short sale transactions to close. In addition to this experience, I took many classes at the University of Florida as well as completing Coldwell Banker's CB University program. I expect to attain my CRS this year as well, having already met the production volume requirement
