The very first thing would be to get your finances in order (savings, credit report) and prepare for extra cost, make a list of your must haves, contact a knowledgeable Realtor that is patient, reliable, and client focus, who can guide you through the buying process. Stay flexible, patient and don't get emotionally attached to any one property too soon. Ask questions.. don't ever be afraid to ask any questions.
The advice I would give is to start with a realistic pricing.. lean on your agent for their market expertise and keep your emotions in check with the information that will be provided to you. Invest in small repairs, disclose any issues, concerns and/or fears and understand that first impressions matter. Most importantly, be flexible with showings and once we get an offer, make sure to take the time to review the offers and to discuss it with your agent.
