My #1 client has their children looking to buy a home. They are first time homebuyers looking at a lower end price point with FHA financing. We have written 13 offers and they kept losing to cash and ridiculously over list price offers. How could we compete? I called for days looking for an old expired or for sale by owner. Finally, I found a great deal off market and they are now under-contract. They didn't have to compete with other offers and negotiated a low offer the seller accepted.
In Florida in 1986 I got my real estate license as the youngest at that time in the state. Before that in high school I drove (before fax and scans) the documents from one office to another. I've always been interested and make my career in real estate.
As a prior mortgage banker and national investor, I know how to crunch the numbers to give proper valuations. Knowing the value of a property helps it sell and knowing the market so a buyer is getting a good price is crucial. It's all about the numbers.
