About Lisa Hedrick
I began my real estate career in San Francisco in 1999 with a flip of investment property, successfully purchasing, renovating and selling residential and commercial real estate in the Bay Area. In 2006 I obtained my broker's license and have worked as an independent Broker/Owner with distressed property sales for ten years. In 2017 I accepted the invitation to join Berkeley Hills Realty to assist buyers and sellers with residential purchases and sales. I'm excited to announce my new position as a Broker-Associate for Keller Williams Realty in March 2020. My innate instincts in negotiations, as well as my passion for working with my clients is why I love being in real estate. I fell in love with houses and architectural design while looking at houses as a child with my mother. I feel the history and energy each house has is unique, and I believe it's important to match each buyer with the correct house, exceeding the specifications and style/location match to create a partnership. I found an opportunity in distressed sales during the recession, performing valuations for banks. To date, I've completed over 135,000 valuations for corporate clients in the last 11 years. With my extensive background in dealing with the foreclosure crisis in San Francisco, I have a strong knowledge of real estate law, rent control and stabilization and am familiar with commercial property management and valuation. During the time I worked with bank owned properties, I also became intimately familiar with the people who were affected by the crisis. Many of those affected had addiction problems. For many years I was a patient advocate for addiction treatment. I worked with now CA Governor, then San Francisco Mayor Gavin Newsom to help create a program that serves hundreds of addicts to this day, 10 years later. I also worked as a patient advocate consultant (volunteer) with the SF Department of Public Health. Working within my community is important to me. My strengths are integrity, loyalty, organization, dedication and discipline. I go hard for my clients and get the deal done. With extensive investment background, I excel in creative negotiation and gaining the upper hand at the negotiation stage. My philosophy is to assist my clients in a sound financial decision that will aid them for years to come. I guide clients through the intimidating and daunting process of buying in a seller's market, and can assist them in the very detail oriented process of buying a property that needs repair or is income producing, which requires an agent with more than basic knowledge in traditional residential sales. My keen creative eye can envision the potential of a property, often times when others can not. This same eye for potential allows me to help sellers showcase their property in a way that appeals to buyers. Having a background in valuations greatly assists me in pricing, as I am intimately familiar with the area's ever changing micro-markets. You may find me enjoying the outdoor life of Berkeley, as I enjoy running, jogging, and hiking as well as enjoying the local art, music and poetry scene. I know that a balanced life is a good life. i focus on constant evolution, personal growth, enjoying wellness and natural medicine.

I've worked with corporate clients for 15 years and have a large number of investor clients looking for fixers and income property on a regular basis. I also work with homeowners in distress, often in probate or pre-foreclosure. Additionally, my office is in the Berkeley Hills, with experience working in the luxury home market and hillside/landslide/fault locations.
We were the second lowest of 5 offers presented to the seller. Still, I was able to 'sell' my client to the seller, who decided that they ultimately wanted a community oriented person with similar interests to purchase their home. This was not the first time this has happened. I work hard to both present the best offer we can to a seller as well as intrigue the seller as to the buyer purchasing the home. Commonality is still important to people.
On the listing side, I recently sold two different farm houses in Castro Valley. Both were major fixers with septic tanks, private water utilities, unrecorded easements and other factors. I got over asking offers for both clients on properties that they felt were tear downs. Both times their expectations were exceeded.
I got started at 22 years old in 1999 when I purchased a seller financed duplex with storefront in San Francisco. It was fixer that i turned into a rental and used to finance numerous other investment properties.
With decades of experience in both the construction and real estate industries, I've personally done full scale remodels on numerous properties. I've worked with banks listing REO, clients in distress with fixer properties as well as with investors who purchase the same. In 2017 I started working at Berkeley Hills Realty with luxury homes in the complicated Berkeley Hills market.
