One of my most memorable transactions involved an experienced investor executing a 1031 exchange with multiple moving parts. The deal required coordinating the sale of an out-of-state multifamily property, identifying a replacement asset, and negotiating seller financing with creative terms to bridge a funding gap.
We layered in a delayed close, leaseback for the seller, and a JV structure to meet the investor’s long-term cash flow goals—all while staying fully IRS-compliant. It was one of the most complex creative finance structures I’ve ever executed, but it closed smoothly and positioned the client for significant appreciation and tax deferral.
Deals like that are why I love working with investors—there’s always a way to structure a win when you know how to think outside the box.
