HOBBIES/INTEREST
Richard loves to fish and loves music. He is an artist and says "I am always painting in my head!" Outside of real estate, you can often find Lenda pursuing her passions for singing, weaving, fiber arts, mixed media, and the occasional game of mahjongg. During the summer Richard and Lenda enjoy attending all of the many outdoor music venues in Amarillo. These creative outlets fuel our spirit and bring balance to our lives, enriching our interactions with clients and colleagues alike.

Whether buying a new house or an existing one, as a buyer you should feel more at ease having a real estate agent working on your behalf. It’s

1. We know the builders in your market and should be able to tell you the quality of
workmanship and the value for your money.
2. We can advise you of how home sales are pacing in your market, the average days on market, what areas are selling well, and what price range is
selling well.
3. We try to stay up on neighborhoods - which areas are selling well and which ones aren’t; the age of the homes;the reputation of the schools; and even the availability of shopping and accessibility to public transportation.
4. We are able to determine if a house is fairly priced and how to best make an offer given market conditions.
5. We are knowledgeable of the contract from working with real estate
contracts on a daily basis and can help you ask the right questions
and steer you to a lawyer, if necessary and are also adept at negotiating.
6. As your real estate agent we can recommend mortgage brokers, inspectors, appraisers and lawyers to hire.

We as your agent are representing you and will put together a detailed plan for marketing your home for the best possible price.
We are obligated to negotiate the best price and terms for any offers you receive. We will screen interested buyers to make sure they are good candidates for your house and are preapproved for a mortgage.
We will be candid with you about any aspects of your home that need attention, such as repairs that could be an impediment to selling. We have a duty to disclose any material facts about the property to the buyers and their agent. We will provide feedback from prospects who have viewed your home.
Once you have accepted an offer and have a sales contract, we will help you navigate the complex steps ahead such as option fees, escrow, dealing with appraisers and inspectors, finding contractors for repairs and much more.
Above all, we as your agent have a fiduciary responsibility to look out
for your best interests.
We have worked with both buyers and sellers of residential properties as well as land.
We had a buyer move to Texas from a state far away because of a home they saw listed for sale in our area. During the whole purchase process they were visiting over the holidays with family in even a different state and we were able to navigate the whole process from making an offer and negotiating the price as well as getting all essentials taken care of for them such as inspections, repairs completed and the home being closed remotely before they ever returned to Texas and their new home.
