Get a lender preapproval first because some houses aren't going to be able to be financed with FHA or USDA or even VA loans. Also, closing costs are approximately 5% of the purchase price and a lot of lenders don't tell clients that.
Get your house inspected before putting it on the market so if there is anything to fix/address, it can be done prior to listing it. Also the better it looks, the better it sells.

I received a referral from a past client to move his inlaws to the area. They had a house to sell before they could purchase. The house they wanted to buy in this area was on the market and the sellers wouldn't accept a contingent offer on the sale of their house so I convinced them to get their house listed and under contract before pursuing a new purchase.
