Ask your buyers agent how many have they sold in the past year...and if they do short sales and foreclosures to insure yourself they will show every homes that might meet your criteria.

Ask your listing agent how many homes have they had sold as a buyers agent. Many listing agents really don't work with buyers therefore don't market the home properly.
