Take your time, do not let anyone talk you into going over your budget. Go to open houses and really see as much as possible so that you can see what is out there, and what homes look like in your price range, even if they aren't the ones for you- it is good too see it all!
Imagine you were the buyer and declutter in a way that you would want to see when you were to purchase. Pricing is very important- don't go with a realtor who just tells you what you want to hear- go with one who prices right, and gives you the evidence as to why they are pricing that way.
