Find a GOOD agent to work with that knows how to network with other agents to help you find your house. Remember, you are a team with your agent and she/he is there to help! Get pre-approved right away so you and your agent will know what price range to look. This is a make or break step. Doing this shows you are actually wanting to buyer and not just a looker! Trust your agent and don't go by all of your friends or co-workers experience with buying a house. Each transaction is unique...just because it did or didn't happen "like that" for them doesn't mean it is wrong now. Trust your own judgement and know that we have your best interest at heart and want you to be a successful home buyer! God bless!

Take the time and spend the money to repair things that you have let go or have grown accustomed to. Have a trusted friend or an agent come to the house and look at it through the eyes of a buyer and seriously consider the repairs they suggest. Many sellers want to sell their home AS IS yet want top dollar when their house isn't in top dollar condition. A little bit of money and some elbow grease goes a long way and will get you a higher sales price...especially now when there are more buyers than houses on the market! Make YOURS the ONE the buyers want! Also, declutter and remove a lot of personal items. Don't allow your decorations to overpower the house! Allow buyers to "see" themselves and their family living in your home!

I have worked with first time home buyers for years. I have also worked with people who are downsizing, upsizing, investors, older and younger, buyers and sellers. I have worked with just about everyone!

I just closed on a home today (5/27) with a young couple. I knew the husband from church, he grew up with my son. He has a beautiful, hard-working wife and two children. They were so excited to buy their first home and I was excited for them! We had to paint the seller's shed per the appraiser, which is not a common occurrence, but we did what was needed to get done and to close. The seller's agent also helped with some items which was a wonderful show of teamwork! Everyone was happy and now this young couple can start making memories in their new home! I am grateful!

Well, I had done just about everything in the housing industry except working for a title company and being a real estate agent! I actually did not like Realtors when I was a loan officer which is pretty funny being that I am on the other side of the transactions now! When I was laid off in 2008, I approached an agent friend that I worked with as a loan officer and started working part time as his assistant. He referred to me as his "Right hand man!" I moved up to full time and within a year I got licensed so I could do more to help him. I gained valuable experience on how to make transactions work and can now say that I am thankful for losing that job!

Having experience as a loan officer, previously owning a credit counseling and education company and managing homeownership programs gives me insight that not all agents have. I can explain processes and help people understand the situation better so we can move to closing!
