1. What advice would you give a buyer trying to purchase a home?
If you are thinking about making a move in the next 3-18 months, it is never too early to get started. I always recommend talking to a local expert lender who can let you know all of the programs you are qualified for. It helps to know up front what monthly payment you are comfortable with and how much cash you will need for closing. Be very clear about what your must haves are and what areas you are open to. Going through the process will help you uncover your non-negotiables. Every home has trade-offs and you will quickly learn which of those are deal breakers for you. Partner with an agent who is a local expert and has done a lot of sales recently. The more an agent sells, the more likely they are to have excellent relationships with other agents, strong negotiation skills, local market knowledge and access to off-market properties that you may never see on Zillow or Redfin. Beyond finding an agent with the skill level you deserve, make sure you have a connection and a great rapport. You will be communicating with your agent regularly so it should be a good fit and feel comfortable. Have fun with the process. It can be stressful so taking it one step at a time allows for it to be exciting.
2. What advice would you give a seller trying to sell their home?
When you are getting ready to sell your home, understanding that they way we live in our homes is not the way buyers look at our homes is important. Your home should transform to look like an air b and b vs. a home you live in. We coach our homeowners to focus on the 4 Ds- De-clutter, De-Personalize, Deep Clean, De-Odorize. We also help sellers prep their home through our concierge service that allows for landscaping, small cosmetic updates, paint, flooring, staging and cleaning to be done on their behalf prior to listing with no out of pocket costs (they pay this back at closing). It allows them to get higher offers, more quickly, because we know exactly what motivates buyers... down to the paint color! Once you have a game plan on prepping and pricing your home to sell for top dollar, you want to make sure you are clear on where you are moving next so that you are not without housing for any period of time.
3. What types of clients have you worked with?
I love working with homeowners in Baltimore City, Baltimore County and Carroll County who are selling their first home and upgrading into their long-term home. Most of them have grown out of their current house, combined incomes or need to move to a different school district or more commutable area. I love the challenge of lining up the timeline of moving from one property to the next and negotiating both sides of the transaction so when my clients move, they are fully supported throughout.
4. Describe a recent transaction you are fond of. How did it go?
I was brought in to list a property after it has been sitting for over 150 days on market. I was able to coach the homeowners on a new pricing strategy that would not leave monty on the table but could actually get them an offer that would work to reach their goals. We brought in professional staging, did a few minor cosmetic updates, put together a comprehensive marketing package including professional video, printed brochures, professional photography and drone photography and a dedicated website. The media was posted to social media platforms that organically reached over 10,000 views. We hosted a well-attended open house to kick things off. The likes, shares and saves on sites like Zillow went through the roof once we re-launched the property and within 2 weeks, we had a full price offer with no contingencies.
5. How did you get started in Real Estate?
I was watching too much HGTV and got the buy to renovate homes. While I do flip a few houses and work with investors, I found my true passion in working with homeowners to list, market and sell their homes. Before real estate, I was in TV advertising for 12 years. I love turning a home into a product I can display and create a story around to help sell. Its a truly rewarding career and one I am passionate about.
