4. Describe a recent transaction you are fond of. How did it go?
One of my favorite recent transactions started with sellers who didn't want to work with a realtor at all. They'd listed their Lake Panorama cabin as a For Sale By Owner and were adamant about avoiding commission costs. I was showing the property to my buyers, and I made it clear my compensation would come from the buyer side—no cost to them.
My buyers ended up purchasing a different lakefront property, but something interesting happened. The sellers took notice of how I handled the process—professional, transparent, no pressure. They eventually partnered with a builder I'd worked with to tear down the cabin and construct what started as a spec home. As construction progressed and they made custom choices, they reached out and asked me to represent them and the builder.
The finished custom lakefront home was stunning. We listed it around $1.6 million, and it sold in three days for approximately $1.8 million—$200K over asking. The market recognized the quality, the location, and the value.
What makes this transaction special to me is the trust that was built. These sellers went from wanting nothing to do with realtors to choosing me to represent their biggest investment. That kind of trust doesn't come from sales tactics—it comes from showing up with integrity, treating people fairly, and knowing the Lake Panorama market inside and out.
5. How did you get started in Real Estate?
I got started in real estate somewhat by accident—and it changed my life. Right out of college in 2000, I bought a condo in Iowa City when I started my engineering career. I purchased it as a rental property, not to live in myself. That first investment taught me something powerful: real estate could be a tool for building wealth, not just an expense.
A few years later, I sold that condo and used the equity to completely pay off my college debt. That moment was a turning point—I realized I'd just used real estate to eliminate financial burden and create freedom. I wanted more of that.
So I started investing intentionally. Over the next 20 years, I built a portfolio of rental properties, learned about cash flow and market cycles, used 1031 exchanges strategically, and made plenty of mistakes along the way. All while working as an engineer in corporate America.
In 2022, I became a licensed REALTOR® not to start a real estate career, but to share what I'd learned. I wanted to help others make confident, informed decisions—whether they're buying their first home, selling a longtime property, or building an investment portfolio. That early experience in Iowa City laid the groundwork for everything I do today.

Katie was amazing. I cannot say enough good things about her. I rarely leave reviews, but had to do so for her. She took care of every little detail for us. Katie had so much knowledge about the area and was able to connect us with local electricians and contractors so we could make a few minor tweaks to the property. We live out of town, so she even met the workman at the property for us. She even noticed a minor detail that the property inspector missed and had it fixed. Katie was very responsive whenever we had questions or wanted to see a property at the last minute. Sadly that was often. She contacted the Homeowner's association with any questions we had so she could be certain we had all of the answers we needed. The night we took possession she came over with flowers, wine and a basket of goodies. The most impressive part was that she then stayed to help us set up our Ring doorbell and Nest thermostat.
