About Kathleen Pile
I take a client focused approach to real estate. Success to me means a satisfied client. It is important that I am available every step of the sales process and explain what is to be expected, what the conditions are and what the possible outcomes could be. This is one of the most important financial decisions a family makes and they need a team they can trust. Professionally, I worked 10 years in the corporate world where my project management and communication skills were developed by gathering needs and requirements. I managed these projects from development through to implementation and marketing. I performed these roles in the areas of systems, marketing and product management. During this time, I received several awards in communication and many more accommodations in service. All of the skills I learned have transferred to my current role as Realtor.

I have been active in the school system as team leader, Girl Scout Troup leader, Sunday school teacher and raised a Seeing Eye puppy.

First, make sure you have a preapproval. This is required to submit an offer and it gives you an idea of what homes you are eligible for. Research towns, schools, house types and the market trends. Use your real estate agent as a resource. Have your agent describe the process of buying a home. When looking at homes, look beyond the surface, examining ceilings, roof, basement walls, foundations, and age of mechanical equipment. Be flexible and take a deep breathe. This is a major purchase and can be anxiety producing. Look to your agent for any concerns and guidance.
The most important thing you can do is prepare your home for sale. Declutter, remove personal items, paint your home, remove oversized or extra furniture, consider curb appeal. Make sure you understand your agent's marketing plan. Professional photography is key. Pictures effect your success so you want your property to be shown in its best light. Try to be flexible with showings. The more buyers that see your home, the sooner you will get the highest price offer. Understand the complete offer. The highest offer is not always the best offer. Once you accept an offer, negotiations are not over. Attorneys, inspections and appraisals open up conversations. Again, take a deep breathe and do not read into requests. Respond with counter offers. Most times, an offer in your hand is better than starting over.

Honestly, every transaction is rewarding to me but my fondest is a transaction with a divorced couple. There was a lot of difficulty between the two and I was able to bridge the gap for them and help each of them through, not only selling their home, but some emotional times as well.
I have worked in project management, marketing, project management and sales in the business world. I enjoyed doing each of these but did not feel it was very rewarding. As a realtor, I form deep connections with my clients and feel rewarded when I help them on to the next phase of thier life.
As a Realtor®, I am required to complete training every 2 years. I go above and beyond these requirements. I want to ensure I know the newest and best marketing, technical and real estate trends and maximize success for my clients. In addition, I have a manager of over 30 years expertise, I hire a personal coach, plus participate in mastermind sessions to optimize my performance.
