The first thing to do is sit down with your financial advisor or mortgage broker. It's best to have a clear idea of what you can afford as far as sale price, taxes and possible HOA fees. Then, work with a trusted realtor to come up with the area you want to be in and the type of home you are looking for. The agent should have a good idea of what you are looking for and start a search in the areas you select.

Start working with an agent before you are ready to sell. They can be extreamly helpful with prepping your home, giving you market updates and more.

I started out with mostly buyer clients in the first 2 years. It really helped me to prepare sellers with experience of what buyers are looking for. I still work with buyers and sellers alike.

I just did a deal with a buyer that had not moved in over 35 years. She wanted to buy a home in a competitive market and wait to list her home until her purchase was secured. We were able to be competitive with our offer and keep close contact with the list agent that I have done many deals with in the past. The seller was relieved and everything fell into place.

I went through a stressful sale of my own. I found myself diving into the market and being fascinated by the process. After the sale was over, I kept thinking of ways that would have made my experience less stressful and clear. I decided to become a Realtor with that in mind. I especially enjoy the first time homebuyer and 55+ niche. Someone new to the process or someone who feels intimidated by today's technology can feel overwhelmed. I feel it's our duty to take each sale or purchase on as we would our own. Being a constant advisor and confidant, so each client knows what is coming next and what their options are.
