A year ago my fiancA(C)e and I began the daunting task of relocating from Los Angeles to Buffalo in search of our forever home and finally settling down. This was an extremely important move for us, and we hoped to find an experienced agent that would help facilitate our search. Trying to survey the housing market from 3,000 miles away was not easy, so I asked around for agent recommendations. A well-respected business owner in Buffalo suggested we work with Jon and put us in touch. Our search with Jon began in December 2024 as we visited and scoped out several neighborhoods we might be interested in. Jon was gracious enough to meet with us during the busy holiday season, and even helped secure a few tours on short notice. It became very apparent that he commanded a strong working knowledge of the luxury market in Western New York. Jon must have been a skilled tradesman in a previous life, because he also gave great insights into every aspect of each home's utilities, structure, design and more. As Californians, his knowledge of winterizing a home was invaluable as this would be completely new to us as homeowners in New York. The selling process in California took us far longer than we anticipated, but Jon maintained great communication with us. He even gave us a few friendly tips to help us as first-time sellers. We appreciated his patience and willingness to work with us as this process began taking on the greater part of a year. At no point did we ever feel rushed, and we knew Jon was always there to help us with our search in New York. He also quickly learned our taste and style in properties and was able to make tailored recommendations for homes as they came on market. Jon also played an integral role in facilitating a smooth transition across the country. He helped us secure a short-term rental property and even toured it for us through video. Not long after, we were finally ready to begin touring again and placing offers. Jon successfully navigated us through the volatile Buffalo luxury market, and ultimately guided us through a multiple-offer situation to get our absolute DREAM house. We never felt rushed, and he knew how important this new house was to us. Jon never pushed us toward a house we did not 100% love just to finish a sale. He also made sure we knew the situation with each house we considered. He definitely knew the moments where we had to strike quickly, and that's exactly how we secured our current home. Throughout the buying and closing process Jon also had amazing recommendations for professional lenders, lawyers, and more. Our closing was extremely smooth and we always knew exactly what to do or who to talk with. If there was ever a question we had, Jon always had the answer or made sure to get it. Ultimately we ended up even closing several days early, and of course Jon was there with our keys to be the first one to congratulate us on our new home. It was definitely a great moment that capped off nearly one year of working together. We definitely could not have gotten this house or navigated the extremely competitive North Buffalo luxury market without his expert guidance. I would highly recommend working with Jon for anyone needing real estate assistance. Though Jon does a lot of work with many clients, we always felt like we were his top priority and sole focus.

When searching for a reputable realtor, I reached out to a friend, who suggested a husband/wife team whom she admired. When she discovered that the team relocated to Florida, she contacted them for a realtor suggestion. They were quick to recommend Jonathan Carvallo. They were mentors to him in the past and highly recommended him. After contacting Jon, he came out to our house with a selling plan. He sold himself to us by explaining his high-level marketing strategy. He hired skilled photographers to capture the home with stunning photos. The sale of our home was advertised via social media, post card mailers to neighbors and beautiful print brochures. All these measures were taken to get the most foot traffic through our home. Jon helped us list our home at a fair price for our neighborhood and advised us as to the best ways to update the house for selling. After one day of an open house and another day of private showings, he was able to procure two very good offers, well above asking price. He sold our house 9 days after listing it! He even set a sales record on our street, being the realtor with the highest price sale per square foot! On the buying side, Jon was relentless in looking for a one-story home for us. Initially, we wanted to move to another area, but soon realized what Jon had explained to us all along--that that area would be out of our price range. He was very patient with us and never did we feel pressured by him, when viewing these homes. He encouraged us to take a look at this last home, ironically 10 minutes from our current home at the time, as it "checked off most of our boxes". We instantly fell in love with it! Jon was able to negotiate well, on our behalf; always advocating for our best interest, amid multiple offers on the home. Jon set us up with a very skilled and smart lender who worked tirelessly on our behalf. Jon's transaction coordinator was "on the ball" with emails to keep us updated at every point in the process. He recommended an outstanding attorney, who worked within our closing deadline. Since we agreed to a quick closing and things had to happen very quickly, Jon also gave us the names of a painter, a carpet store owner, a mover, and an insurance agent. These people went above and beyond to help us meet our deadline. We were very appreciative of Jon's personal list of professionals who we could contact, and we ultimately put our trust in them. Jon Carvallo is a knowledgeable, professional, friendly, trust-worthy licensed realtor who we highly recommend for your home buying and selling needs.

Jon was a consummate professional who made the experience of selling my home while I was out of state very easy and completely worry free. He gave remarkable insight regarding the preparation of the house, had his photographer take brilliant photos which really showed the house in its best light, and most importantly, priced the home aggressively with his intimate knowledge of the market, eventually obtaining multiple handsome offers.
