I would advise a buyer to really do their due diligence on the financing side. There are a lot of great programs and grants out there for first time home buyers, also there are lots of incentives and low interest rates being offered by home builders when purchasing new construction!
I would advice a seller to really do their due diligence and look at data to set proper expectations and maximize their sales price. We want to price a property where it's not too low that they are leaving money on the table, but it's also not so high that it just sits there and collects days on the market. Momentum and proper research is key!
I've mostly worked with first time homebuyers, sellers relocating to other areas or upsizing, and military relocations!
A recent transaction that I'm fond is one that I just now closed. The property was listed with another agent in my marketplace and went under contract 3 separate times and failed to sell all 3 of those times. I was able to have a consultation appointment with the seller, we repackaged the marketing of the property and got a cash buyer at full price!
