Doing the small things really makes a difference. Get your place in its very best shape. Pride of ownership is wonderful. Everyone values his place emotionally because of it. But, there is a balance. Objectively pricing your home with real data will help get you into your new place at the optimum dollar amount and keep you from experiencing unnecessary delays. We utilize one of three pricing strategies based on a number of data elements. This should not be an arbitrary or emotional endeavor.

We had a client buy his new place in one day. And, our offer was well over asking at $1.5M. What we understood was that this place was underpriced by more than $250,000 according to our analysis. We also knew that it would sell very quickly. Getting possession was the key. We succeeded. During inspections, the homeowner made a short comment that if the inspection process were to fall through, he was re-listing the home at $200,000 more than where it was. He had figured out that his home was priced low. It seemed to us that he was looking for a reason for the deal to fall apart. We could hear it in his voice. The line of folks calling the listing agent was pretty long. People knew. But, by submitting a higher-than-ask offer, it came back without a counter, signed in less than a day. There is more to a deal than just the price. To our client went the spoils. Sometimes, the best deals are not orchestrated by going lower in price but higher. It can be counter-intuitive.

I am almost 60 years old and have been building companies all of my work life. Taking nothing to something makes me go. I sold my share in my first company in my late 20's. So, one day in February of 2024, the LORD told me we were building a Billion dollar real estate business. What does one say to that? Certainly, I could disqualify myself for a ton of reasons. But, I said yes. We have been on a rocket ever since.

I just completed the Accredited Buyer's Representative (ABR®) Designation Course and am waiting on that certificate. That aside, I have negotiated the sale of businesses and been involved in all types of sales for a long time and have the gray hair and wrinkles to prove it. Real Estate is all sales, and it's all people. Knowing how to lay out your strategy on pricing to sell or offering to buy and following that roadmap is critical.
