Get pre-qualified with a lender/loan officer first before starting your search, that way you will know what price range you need to stay in. Looking at properties out of your price range are easy to fall in love with and it's very frustrating when you find out you don't qualify to purchase those, that's why I always recommend to buyers to get pre-qualified first. It also helps me know what price range to keep you in and show you those homes.
One of the first things sellers should do is de-clutter the home, make any obvious repairs, paint/touch up interior & exterior, spruce up landscaping. I tell my sellers to start to look at their home like they are the buyers so they will see things that need to be done and address those items. I also recommend getting the home pre-inspected or looked at by a contractor so that will take away any unforeseen repair surprises that could stop the transaction from closing.
I have and continue to work with all types of clients, from first time buyers, to seasoned investors, downsizing clients, repeat clients on their 3rd & 4th homes now.
