To sell our property in the Mission San Jose area in Fremont, California Joe Schembri & Meiling Duong was the last agent we interviewed. The decision for us was an easy one based on their broad experiences and connections, their communication skills, EQ and their competitive offer. They also accommodated our request to expedite renovation and closing in order to timely acquire an out-of-state property that we've chosen as our new home. The entire process was smooth and timely according to our plan in two months. Joe and Meiling diligently followed through with the contractors and the title company to make it happen flawlessly. One more thing that one can not overlook is the quality of staging. It was done elegantly with so much taste. Everyone falls in love with it at the first sight. The property was sold in less than 48 hours literally. Less than three weeks later we entered in our new home 2000+ miles away. We were very fortunate to have found Joe and Meiling. Even though it is a big decision to move and is stressful in the transition, Joe and Meiling's professional service helped tremendously. They are truly a blessing to us. We won't be recommending anyone else for those who are looking for an agent to buy or sell their real estate properties.

Buyers aEUR" proceed with extreme caution if youre dealing with Joe. We submitted a serious offer on a Fremont home he was listing, only to later find out he was also representing the buyer. This was never disclosed to us upfront. Our offer was used to push the price higher, and ultimately, the home sold far above the comps. It became clear that Joe used our offer to benefit his own deal aEUR" not to help the seller choose the best buyer, and definitely not in the interest of fairness. This isnt a one-time mistake aEUR" its a pattern. In his recent transactions, Joe has consistently acted as both the listing and buyers agent. Buyers he aEURoerepresentsaEUR? end up massively overpaying, and honest outside buyers are unknowingly used to fuel bidding wars they have no chance of winning. If youre a buyer, do not work with Joe. And just as importantly aEUR" if youre submitting an offer on a property hes listing, be warned: you may never stand a fair chance. He will double-end the deal, and youll likely find out too late. Real estate should be transparent and ethical. Unfortunately, that was not our experience here.
