The first impression is the most important impression! Keep a nice landscaped yard, or the buyer may not look any further than that. A great agent will give you all the tips and advice on the inside and outside of your home so it gets sold fast for top dollar. Aside from the visual aspects of getting your home sold, you need to get some documents together, for example, your homes survey, it will be needed within a few days specified in the contract for title!

My favorite so far, she is a teacher for our local special needs children. It was summer coming to an end (for teachers) so the time crunch was real. I was hired to get her home sold and find her a new one for her and her family before her school year started. I advised to to list her home for sale as we would be under a contingency when putting in an offer for the home she decides to purchase. She took my advice, we listed the home and as soon as it went under contract we started looking for her new home. She had given me the information I asked for; what are your 3 needs in a home and what are your 3 wants in a home? She just knew that she was limited with her criteria. The home had to be in a specific radius because she works at a specific district and some of her children were in another. We ended up getting her a home on a one acre, in the area she had really hoped for, and it had a pool and a mini golf pad!! To this day she posts about it on Facebook. I love that my clients turn into forever friends!!!
