ZillowVERIFIED I feel like this 5 star review will still not do justice for what James Shelby and his team did for us when selling and buying a new house in Temecula. James Shelby puts out a lot of video content about Temecula that we found online. My wife and I reached out to James on Instagram because he seemed extremely knowledgeable about the area but at the same time we were not wanting to commit to a real estate agent. We werent sure if we were going to move but felt that it was a possibility. We were completely upfront about our situation and asked if our budget was possible for the size/location we were looking for. He asked for a quick phone call and we agreed. After our first phone consultation, we were sold on James being our real estate agent. James was extremely honest and upfront from the get-go and gave us valuable insight and feedback on what we could expect. We had our house on the market a week later and that was due to our timeline, James wouldve had it up sooner! On the first day of our house hitting the market on a Friday morning, he had 2 showings that same day and several more scheduled that weekend! We had at least 20 showings that first weekend. One scheduled right after the other. A week later we had multiple offers! His marketing of our house was nothing short of amazing. He guided us throughout the entire process of selling our house while at the same time helping us to purchase our new house. Anytime I had a question, I would text James and had a well thought out response in minutes. I seriously asked him if he was using a 3rd party or AI to answer questions because of how responsive he was. I know he has many other clients but it felt like we were his only client! Our sold house closed escrow in 3 weeks! We needed a fast escrow to purchase the new build house that came up suddenly that we had to move on before we had sold our house. James moved mountains by working on our behalf to close escrow. He didnt have to but he was on the phone with our lender, buyers agent, homebuilder agent, and escrow companies to make sure the timing was right. James took those curveballs and knocked it out of the park for us. We love our new house that James had a big part in us getting and we couldnt be happier with the aEURoeabove and beyondaEUR? service we received from him. James made the sale and purchase of a new house in under a month such an easy transaction. It felt too easy but here we are a couple weeks later living in and enjoying our brand new home! My wife and I always feel that whatever we do, theres always room for improvement. We discussed what James could have done better but after 10 mins of racking our minds, we couldnt think of a single thing. The only thing we said was that we wish James was also a Loan Officer. James quality of service is such a contrast to what you typically encounter in real estate transactions and we wish everyone delivered as well as he does. We have already recommended him as a real estate agent to friends and family with one family member looking to use James as their agent this summer when they sell. If you decide to work with James, you will not be disappointed. If we decide to move again, I would not want to work with anyone else.

I called James Shelby because he was the listing agent on the property, I told him I was interested in the house and my financial situation. He was assured me that I was in good hands and he would do anything to help us get the home we needed and wanted. A couple hours later he had set me up with his team member Josh Delgadillo. We met josh at the property to see if we liked it, we loved it! We put in an offer the next day, boom we were in escrow and Josh told me to start packing! Josh was very knowledgeable, promt, and so kind! We are first time home buyers and yes the process has been stressful but not like I have heard it can be and Josh has been there every step of the way, guiding and fighting for us, hands down I would recommend Josh Delgadillo and James Shelby to anyone buying/selling a house!

James was very quick with getting texts, calls or emails returned, and Karina was great at helping all the details in between, and even did the open house the first week it was listed. We were on a time crunch because we were chasing a new built home (there were only 2 left!) and needed to get it sold ASAP. We received a cash offer in less than 10 days on the market, and was able to snag the house we wanted before someone else did. From day one he is on the ball, professionally, he gets back to immediately, keeps you up to date, is fast with any answers you need, or getting an offer in and staying on top of the entire process.
