Hire a professional that has the experience to anticipate many likely scenarios. Most importantly hire a top producer so that other agents will take their calls. It is important that the list agent start every transaction promoting the theme of that listing. Hard, not impossible, for a seller to present the theme and remain unemotional, moving every connection forward.
Of my 1800 plus transactions, it is 60% seller's and 40% buyer's. I have represented all types, institutions, up to million dollar plus clients. If I think I can represent a client above average then I like to accept the opportunity.
5 Business days before closing, my I learned that the buyer mortgage had two hiccups, one with the appraisal and one with a credit blip. By the 3rd business day we successfully resolved the appraisal data error and seller was motivated to aid with the credit blip. I speak Appraisal so easy to review and resolve an error where Appraiser corrected. After many transactions, not much can happen that not prepared for.
A passion since childhood, it is something I have always looked for. Very Blessed to work at something I love, does not seem like work.
I have scored very high in every negotiation test, and very very high in valuation tests. We us NABPOP appraisal guidelines. I am asked often to aid other Brokers regarding E&O questions, mostly because we are claim free I think. I am a sponge in Real Estate, looking for new.
