Don't invest in improvements that someone else may not like as much as you do! Paint colors should be neutral and warm. Floors- old carpet? Let the new owner pick it out. They could dislike your choice and throw it out! Invest in things that add value- roof, windows, driveway, heating and air.
I mostly work with residential buyers and sellers. We have a lot of investment properties in this area due to SUNY Binghamton and I also work with buyers looking to buy investment/rental properties.
I was working as a paralegal in a law firm. Part of my job was real estate closings. I took the real estate agent course to get the "whole picture" on how the transaction worked from start to finish. One of the attorneys I worked with asked me to get licensed so that I could list her house. That was all it took- I love showing houses and meeting new people.
I have my Graduate Real Estate certification, Accredited Buyer's Agent, Senior's Real Estate Specialist, Seller Representative Specialist and Pricing Strategy Advisor certifications. I believe education is key to be a well-rounded Agent and to stay current on information.
