I would advise all first time buyers to buy the house that feels like home. I believe in divine guidance and I believe that when you are home you will know it. I am willing to take that trip with you with patience and guidance.
Sellers should price their homes a little below the market. I have found that when this is done the buyers compete with each other and a bidding war is started. There will be multiple offers with the first three days.
I have worked with all types of clients: both buyers and sellers and have successfully helped both to reach their real estate goals.
I helped a buyer find a house that was really beyond their budget but had been discounted because of repairs that needed to be done. The only part that made me nervous was the roof. We put the offer in and when the roof was inspected, it worse that my darkest nightmare. It was awful. I got an estimate to replace the roof and after much negotiation the seller agreed to credit the buyer for the roof replacement at closing. This whole transaction gave me a warm feeling because I was able to deliver for my customer while dealing fairly with the other side.
Real Estate is my second career. I actually started because I did not want to be bored with retirement. I was supposed to retire within one year so I pursued a new career that had always been on my radar every since I met my first agent at the University of Texas Arlington.
