He performed a very thorough market assessment of the value of the property, and established a fair but aggressive selling price in discussion with the sellers. His marketing of the property was extensive, using many online sites and hard copy publications, in addition to posting a hard copy advertisement at the site. The property sold extremely quickly (1.5 aEUR" 2 days), since it was located directly across the street from a senior citizens/assisted living residence. The son of a woman living there, who noticed the sign, made a strong offer, following negotiation with Gerry, due to his desire to build a home near his mother. Gerry enumerated a variety of possible negotiation strategies, yet the sellers accepted the original strong offer.
